Selling a property in today’s Scottsdale/Phoenix market

requires specialized marketing and strategies that will set you apart from the competition. I will work closely with you to develop an individualized program that is carefully orchestrated to reach the proper audience of buyers qualified to purchase your home.

My effective, target marketing helps ensure that your listing receives the maximum exposure it needs throughout both the local and global market. Because each home is unique, it is important that I thoroughly view your home in person before developing my specific plan. However, a few of the components and services I may provide include:

Step 1: Preparing Your Home for Sale:

  • Gather information and learn your specific real estate goals
  • Prepare an individualized Comparative Market Analysis (CMA) to establish your home’s current fair market value
  • Identify any home improvements that will be profitable for you to perform in advance of listing the home for sale
  • Set a price and review and sign all paperwork
  • Install a sign and lockbox (although these two items are optional, they are highly recommended and are conducive to maximum exposure for your home)

Step 2: Marketing:

  • Arrange for your home to be photographed and possibly videotaped by a professional photographer
  • Upload video and pictures to the Multiple Listing Service (MLS) and to numerous sites throughout the internet that make it highly visible in both local and international markets
  • Prepare a full color brochure of your home and its amenities
  • Send mass emails to real estate agents in the area that work with potential buyers
  • Send direct mailings to residents in the surrounding community
  • Promote the property at networking events with local agents
  • Hold Open Houses for both the public and for local agents
  • Place your home on any real estate agent tours offered in your area
  • Market your home in local real estate print media

Step 3: Showings and Follow-Up:

  • Provide regular communication and updates
  • Help you prepare your home for showings
  • Be available to meet other agents and their clients for showings
  • Provide feedback from all showings
  • Immediately respond to all leads
  • Encourage serious buyers to make serious and realistic offers

Step 4: Guidance Throughout the Listing & Closing Process:

  • Use sharp negotiation skills to ensure you get a fair market price that meets your needs.
  • Always represent your best interests, provide discretion, and answer questions you may have along the way
  • Collect and provide all needed information to the buyer’s agent, title company and any other parties involved in the transaction
  • Facilitate closing at a time and place that is convenient for you
  • Review all closing documentation to ensure your protection from any mistakes

Possible Step 5: Short Sale Representation

  • Provide information on the advantages/disadvantages of short selling your home
  • Represent you in all direct contact with your bank
  • Explain programs such as HAFA, for which you may be eligible to receive additional benefits upon selling your home
  • Work with both you and your attorney or CPA if applicable to provide communication throughout the short sale process
  • Assist you in understanding short sale agreements presented by the bank, and your liability in signing such agreements (again, attorneys may be necessary)
